Does my HOA need to approve a roof treatment?

If your home is in an HOA, its rules may cover what goes on your roof. Here is what to check and what to ask first.

It might. Many HOAs have rules about roof work and about changes to how a home looks, and a treatment can make shingles look darker. Read your HOA’s rules, or ask the board or architectural committee, before anything goes on the roof.

Why it comes up so often here

HOAs are everywhere in the Valley. Axios Phoenix reported that “nearly three-quarters of Valley home listings included HOA fees” in 2024, citing a Realtor.com report. That counts homes listed for sale, not every home, but the point stands. Statewide, the Community Associations Institute counts more than 9,900 community associations in Arizona, home to about 2,264,000 people.

Why the board may care

The look of the roof can change. SoyLei, the Ames, Iowa company that makes the product we use, says “Treated shingles may appear darker or refreshed after application, especially when the existing roof is sun-bleached.” Some HOAs have rules about roof color or appearance, and a darker roof is the sort of change a committee may want to see before it happens.

What to ask your HOA

  • Does a roof treatment need architectural review, or just a notice?
  • Is there a form, and what should go with it?
  • How long does a decision usually take?
  • Are there rules on when work can happen, or where a crew can park?

We can give you a plain description of the work and the product’s details to hand in with your request. Our HOA and community roofs page covers work for whole communities, and the soy-based roof treatment page explains the product. Then book a free roof evaluation, and bring your HOA’s rules to the visit.

The roof evaluation is free. You get photos, a plain answer and your options, even if the answer is that the roof is past treating.

  • Someone gets on the roof, not a drone fly-by
  • Photos and a straight answer before any work
