A few things hold true across all of them. We treat asphalt shingle roofs only, never tile, foam or metal. The product we use is made by SoyLei Innovations of Ames, Iowa, and when we pass on what it does, we tell you that it’s SoyLei talking. We won’t put a number of years on your roof, or tell you a treatment fits before we have looked at it.

The treatment

What is roof rejuvenation?

Roof rejuvenation is a liquid treatment sprayed onto aging asphalt shingles. It is meant to soak into the shingle and help bring back some of the flexibility that sun and heat bake out of it.

Is roof rejuvenation the same as a roof coating?

No. A roof coating forms a film that sits on top of the roof. Rejuvenation is a diluted treatment meant to soak into asphalt shingles, and SoyLei, the maker of the product we use, says it is "not a roof coating" .

Will rejuvenation change the color of my roof?

It can make faded shingles look somewhat darker, but it won’t change their color the way paint would. SoyLei, which makes the treatment we use, says treated shingles "may appear darker or refreshed" , especially on a sun-bleached roof.

How long does roof rejuvenation last?

We don’t put a number of years on it, because no field study has shown how long a treatment holds up on a Phoenix roof. SoyLei, the maker of the product we use, says to reapply every five years.

Will roof rejuvenation void my shingle warranty?

It can. Some shingle makers, Owens Corning among them, have published bulletins advising against field-applied rejuvenators, and a treatment can affect your shingle warranty.

Why are there shingle granules in my yard or gutters?

Those granules come off your asphalt shingles. As shingles age, the asphalt dries out and loses some of its grip on the granules, and rain washes the loose ones down into the gutters and yard.

Can you treat tile or foam roofs?

No. We treat asphalt shingle roofs only. The product we use is made for the asphalt in shingles, and tile, foam and metal roofs need a different kind of roofer and a different kind of care.

Is my roof too far gone for rejuvenation?

It may be, if shingles are cracked, torn, missing or lifting, if the mat shows through, or if the roof leaks. Those roofs need repair or replacement, not a treatment.

Does my HOA need to approve a roof treatment?

It might. Many HOAs have rules about roof work and about changes to how a home looks, and a treatment can make shingles look darker. Read your HOA’s rules, or ask the board or architectural committee, before anything goes on the roof.
