Roof rejuvenation in Avondale, AZ

Avondale sits between the Valley’s older and newer housing. Whatever your house’s age, the honest first step is sorting out what your roof actually needs.

Avondale is hard to pin to one era. The American Community Survey (2020 to 2024) puts the median home at 2002, with about 42% built before 2000 and the rest after. It’s one of the younger cities in the Valley, with a median resident age of 33.4. And it’s growing, from a 2020 base of 89,316 people to an estimated 100,983 in July 2025, about 13.1% more. Roughly 74% of housing units are detached houses and 62% of homes are owner-occupied. See the Census Reporter profile.

With a mix like that, you can’t judge your roof by your neighbor’s, or by the year your house was built. Roofs get replaced on their own schedule. What matters is what sits on yours today.

Not sure what kind of roof you have?

Plenty of owners aren’t, especially in their first house. Stand across the street and look. Asphalt shingles are flat, thin strips laid in overlapping rows, with a sandy, gritty surface. Tile is thicker, with curved or sculpted pieces, often in clay red or a concrete color. A foam roof is usually on a low-slope or flat section and looks like a smooth, sprayed skin. Only the first one is a rejuvenation roof. If you can’t tell, that’s fine. It’s the first thing we confirm.

An honest sort

What’s on the roofIs rejuvenation an option?Where to go next
Concrete or clay tileNo. We only treat asphalt shingles.Tile and foam roofs
Foam or metalNo.A roofer who works on that system
Shingles that look dry, faded or chalky but are wholePossibly. This is the roof it’s meant for.Is my roof a candidate?
Torn, lifted, cracked or missing shinglesNot yet. Repairs come first.A roofer, then a second look
Active leaks or soft deckingNo. That’s a repair job.A roofer

That third row is where roof rejuvenation belongs. If your roof lands there, the next questions are timing and what your shingle maker says, both covered below. The sorting follows the maker’s own limits. SoyLei Innovations of Ames, Iowa, which makes the soy-based treatment we use, calls it “a spray-applied rejuvenation treatment, not a replacement for repairs or a film-forming roof coating.”

Heat that hangs on after dark

Phoenix Sky Harbor’s 1991 to 2020 normals show a July average high of 106.5°F and a July average low of 84.5°F, per NOAA’s climate normals. Even the nights stay hot. The NWS called 2024 “the warmest year recorded in the history of Phoenix, Arizona.” Then there’s the monsoon. Lawrence Berkeley National Laboratory researchers note that temperature changes, sudden ones included, like a “rain shower on a hot day”, stress roofing materials through uneven expansion.

After a monsoon storm, have the roof looked at for lifted or missing shingles before anyone talks about treatment. Our monsoon roof check page explains what we look for.

Replace, repair or rejuvenate

If you’re weighing a new roof against a treatment, read rejuvenate or replace first. Rejuvenation won’t suit every roof, and we won’t pretend it will. When a roof is past it, we’ll say so, and you can spend your money on the fix that’s actually needed. If cost is the deciding factor, see our page on roof rejuvenation cost.

Also worth knowing before you decide: some shingle manufacturers, Owens Corning among them, have put out a bulletin advising against field-applied rejuvenators. Check what your shingle maker says, in writing, before any treatment.
