Roof rejuvenation for Arizona shingle roofs

The Valley sun dries asphalt shingles out years before the rest of the house is tired. If your roof is dry but still sound, a soy-based rejuvenation treatment may be the step before a new roof. It starts with someone on your roof and a straight answer.

Before you sign, find out whether the roof is actually done or just dry. Sometimes it is done. Sometimes it isn’t.

Why Valley shingles age early

What the Arizona sun does to a shingle roof

Heat and UV oxidize the asphalt in a shingle and drive off its lighter oils. The shingle stiffens, then it starts shedding the granules that shield it from the sun. Here are the numbers, every one sourced.

The 165 to 185°F range is the EPA’s national figure for standard dark asphalt roofs at midday in summer. SoyLei’s published lab tests ran at 140°F, per its lab reports. No desert field data is published yet, which is why we evaluate every roof first. Read the full heat guide.

Leave it, rejuvenate, repair or replace?

Most companies that visit a dry roof have one answer to sell. We walk you through all four and tell you which one your roof needs.

Book my free roof evaluation

  1. Leave it

Your shingles still flex, the granules are there, and nothing needs doing yet. We tell you that and leave.

    Is my roof a candidate?
  2. Rejuvenate

Dry, faded or stiff shingles on a roof that is still sound. This is the roof the treatment is for.

    How rejuvenation works
  3. Repair

Torn, lifted or missing shingles, a leak, a soft spot. That is a roofer’s job, and we tell you so.

    After a storm
  4. Replace

Bare mat, curling across whole slopes, a tired deck. No treatment brings that back, and we say so.

How the free roof evaluation works

You see the photos before anyone talks about treatment.

  1. Free roof evaluation

We get on the roof, bend-test the shingles, look at the granules, the flashings and the valleys, and photograph what we find.

  2. A straight answer

Rejuvenate, leave it alone for now, or repair and replace. If the roof is past treating, we say so and show you why.

  3. Treat and check

If it qualifies, we clear the debris off the roof, apply the soy-based treatment and walk you through the photos afterward.

What we check on the roof

  • How the shingles flex, or crack
  • Granule cover, bare spots and grit in the gutters
  • Lifted, torn or missing tabs, valleys, flashings and vents
  • Signs of leaks or a soft deck, which rule treatment out

Then you get the photos and a plain answer. Read our process, step by step.

The treatment

A soy-based treatment, made for asphalt shingles

We use APEX-1132 from SoyLei Innovations in Ames, Iowa. It soaks into the shingle. It does not sit on top as a film.

“It is a spray-applied rejuvenation treatment, not a replacement for repairs or a film-forming roof coating.”

“APEX-1132™ was created by researchers from Iowa State University.”

Those are the maker’s words, not ours. What we add is the part a jug can’t do: getting on the roof, telling you whether it qualifies, and saying no when it doesn’t. More about the treatment

Tile and foam: two common Valley roofs we do not treat. Illustrations.

Tile or foam roof? We’ll tell you straight.

Plenty of Valley homes are tile, and plenty of patios are foam. Rejuvenation is for asphalt shingles only.

On a tile roof the tile is rarely the problem. The underlayment under it ages in the heat, and that is a roofer’s job. Foam roofs get recoated by foam roofers. If an addition or a patio cover on your house is shingle, we can look at that part.

Who we are

From court coatings to shingle roofs

Owner Mark Voorhies already runs a court resurfacing business in the Valley. Pickleball, tennis and basketball courts, out in the full Arizona sun.

The crews, the trucks and the spray equipment come from that trade, and so does the habit of putting a coating down on a surface that bakes at summer noon. Shingle Restore Pro takes that experience up onto the roof, for one kind of roof only: asphalt shingles.

What we believe is simple. Look first. Show you what we see. Say no when a roof is past treating.

What is roof rejuvenation?

It is a treatment sprayed onto an aging asphalt shingle roof that soaks into the shingles to help bring back some of the flexibility the sun has taken out. It is not a coating or paint, and it is not a repair. It only makes sense on a roof that is dry but still sound, which is why every job starts with someone on the roof.

Do you treat tile or foam roofs?

No. We treat asphalt shingles only. On a tile roof the tile is rarely the problem, the underlayment beneath it is, and that is a roofer’s job. Foam roofs get recoated by foam roofers. If part of your roof is shingle, like an addition or a patio cover, we can look at that part.

Does it work in Arizona heat?

Honest answer: heat and UV are exactly what dry shingles out, so Valley roofs are the reason the treatment exists, but the maker’s published lab work used 140°F conditions and no desert field data is published yet. We look at each roof first and tell you what we see before anyone sprays anything.

Will it affect my shingle warranty?

It can. Some shingle makers, Owens Corning among them, have published bulletins advising against field-applied rejuvenators. Read your shingle warranty first, or send it to us and we will point you to the right clause. Many older roofs are past their warranty period, but check before you decide.

Does my HOA need to approve it?

Often, yes. Many Valley HOAs review any exterior work, and SoyLei says treated shingles may look darker or refreshed afterward. We supply the product information your architectural committee asks for, and we work with boards on community-wide programs.

What does it cost?

It depends on the size, pitch and height of the roof, how many slopes and valleys it has, and its condition. The instant roof estimate gives you a ballpark from satellite measurements in about a minute. The free roof evaluation gives you the real number.

The roof evaluation is free. You get photos, a plain answer and your options, even if the answer is that the roof is past treating.
