Shingle-roofed homes at the edge of a saguaro-covered desert hillside at golden hour

Roof rejuvenation in Peoria, AZ

About three in four Peoria homes are lived in by the people who own them. If that’s you, the roof is your call, and it deserves good information behind it.

Peoria is a city of owners. The Census Bureau’s American Community Survey (2020 to 2024) puts its owner-occupied share at 76%, well above Maricopa County’s 65%. About 74% of housing units are detached single-family homes. And the city keeps growing, from 190,980 residents in the 2020 base to an estimated 200,881 in July 2025. You can check the figures on Census Reporter’s Peoria page.

Owners who plan to stay tend to think further ahead about a roof. You want to know what it needs now, what it doesn’t, and what can wait a few seasons. That’s the conversation we like to have.

A city that straddles 2000

Peoria’s median home was built in 1999. About 53% of homes went up before 2000 and the rest after, so the housing splits almost down the middle. Roughly 43% were built between 1980 and 1999.

That split matters less than you’d expect, because a house’s birth year isn’t its roof’s. A 1995 house might carry a roof from 2015. A 2005 house might still have its original. What counts is the age and condition of the shingles on top, and before that, whether they’re shingles at all. Plenty of Valley homes have concrete or clay tile, and rejuvenation does nothing for tile. We work on asphalt shingle roofs only. Tile owners should read about tile and foam roofs.

What we look at on a Peoria roof

  1. Material. Shingle, tile, foam or metal. Only asphalt shingle moves forward.
  2. Surface wear. Faded or sun-bleached shingles and granules gathering in the gutters are the kind of aging rejuvenation is aimed at.
  3. Damage. Torn, lifted, cracked or missing shingles, soft spots and leaks get repaired first. SoyLei, the maker, is clear that its spray-applied treatment doesn’t stand in for repairs.
  4. Paperwork. Your HOA’s rules, and what your shingle maker says about treatments.

If the roof clears all four, we’ll talk you through roof rejuvenation and how a roof care plan could look over the years you plan to stay.

Planning around Peoria weather

The weather sets the calendar here. At Phoenix Sky Harbor, the first 100°F day arrives around May 2 on average and the last around October 5, per NWS Phoenix figures for 1991 to 2020. The monsoon officially runs June 15 to September 30, and the Weather Service warns that thunderstorm outflow can bring “winds 50 mph or greater, and very dense blowing dust”.

SoyLei Innovations, the Ames, Iowa company that makes the soy-based product, tells applicators in its application brochure to check the forecast and confirm “there is no rain, strong wind, or severe weather expected during or after application.” So storm days are off the table. After a big blow, we’d check for lifted or missing shingles before any treatment. Our monsoon roof check covers that.

Heat is the other half of timing. SoyLei’s data sheet lists drying times only at 70 to 80°F and publishes no maximum roof temperature for application. We’ll talk timing through with you honestly rather than pretend the summer doesn’t matter.

Who you’d be dealing with

Shingle Restore Pro is run by Mark Voorhies. He already runs a court resurfacing business in the Phoenix area, working on pickleball, tennis and basketball courts. The crews, trucks and spray equipment come from that trade, where laying an even coat across a big outdoor surface is everyday work. There’s more about us here.
